Construction Documents: 11 Types of Construction Drawings

Construction documentation

All aspects of such a construction project are controlled by Construction documentation, from the planning phase through the issuance of permits to the actual construction. Architects, contractors, and clients should familiarise themselves with architectural, mechanical, and schematic design documentation accompanying any major construction project.

What are Construction Documents?

Even during the design process of a construction project, an architect prepares a set of Construction documentation consisting of a collection of construction drawings. During the building phase, they are a reference for permitting authorities and regional inspectors responsible for approving the project.

An architect must submit two sets of construction drawings describing every aspect of their final design. The construction set of plans stays on-site throughout the construction process. Typically under the leadership of a general contractor, they oversee the actual construction management. The second set of drawings is known as the permit set and is submitted to the local permitting authority, which is often a city or county government department. The granting authority examines the designs for compliance with building standards and zoning regulations.

To guarantee a safe, legal, and successful process, the builder remains committed to the construction papers, from architectural drawings to technical drawings to window schedules, until the final delivery of the building. To get an occupancy certification from a licensing authority, the finished structure must correspond to the submittals submitted at the start of the project.

What Components Help Compensate Construction Documentation?

Numerous components comprise construction documents. There are agreements and terms between all parties participating in the project. These contracts often include a guaranteed maximum price (GMP), time-and-materials pricing, a lump sum payment, cost-plus pricing, and a unit price. No matter what construction delivery technique you choose, you must be thorough to minimize errors and delays.

Most construction agreements include how you will handle change orders, how payment will be authorized, notification requirements on the project site, dispute resolution, and suspension and termination processes. These papers also define methodologies, quality standards, allowed materials, and compliance quality testing.

Construction drawings are also included in the documentation. They range from regulations, and safety plans, including sustainability standards, to civil engineering, landscape design, architectural and construction drawings, and plumbing, mechanical, and electrical systems.

There are often two schedules; the construction schedule includes the project timetable, budget, and milestones monitored and altered as necessary. Another is a schedule of values the contractor gives, which details the work items from beginning to end.

The architect or engineer creates construction requirements, which the customer then authorizes before execution by the construction business. Documents that are accurate and well-organized are essential to the delivery of a successful project.

How can construction documents facilitate a more efficient construction process?

  • Construction documentation facilitates the correction of errors that may develop in later phases of a project, saving time and money.
  • The availability of a well-defined collection of papers for a building project to all team members facilitates collaboration and communication.
  • Working on such a construction project involves understanding the design, budget, and time constraints involved. Here, the documentation serves as an important element for optimizing the utilization of labor, materials, and machinery for the execution of the project without interruption.
  • Construction documents help keep a phase-by-phase record of the work in progress.

11 Construction Document Types:

The following construction papers are universally accepted in the construction business.

1.      A0 paper:

These project information papers serve as the front cover for permit or construction sets. They include the broad scope of work, including a site plan depicting the work site’s general state and diagrams illustrating fire protection and accessibility.

2.      A1 sheets for demolition:

The existing condition of the building is shown on the demolition plans, as well as what needs to be destroyed as a result of the construction project.

3.      A2 sheets (floor plans):

Story plans, often known as blueprints, are working drawings that provide an aerial perspective of each floor of a structure. The building’s size, interior and exterior walls, and pertinent fittings are included.

4.      A3 sheets for elevations:

Elevation drawings include architectural drawings that depict the building’s cross-sections. They depict ceiling heights, wall construction, basement plans, and frame plans and are also known as section drawings.

5.      A4 pages (final blueprints):

These drawings are provided by an architect or design team and depict the materials used to cover the main structure. A4 sheets contain a reflected ceiling plan, which depicts the ceiling as seen from the floor, along with any lighting fittings. These papers also indicate the placement of electrical outlets and relate to a completion timetable (found later in the plans).

6.      Sheets of A5 (internal elevations):

These elevations, a more comprehensive form of the A3 sheets, may include furniture, light switches, and wall finish options.

7.      A6 sheets (itineraries):

The term “schedule” refers to material lists or spreadsheets in the construction sector. Construction sets and permission sets include door schedules (displaying all the doors on other pages) and window schedules (showing all the windows that appear on other sheets).

8.      S sheets (structural blueprints):

These architectural design drawings were created by a structural engineer whose position differs from an architect’s. The structural engineer’s S sheets depict the building’s structural schematics, such as concrete footings, wall-to-roof connections, joist arrangement, and any particularly built frame components. These engineering drawings may demand higher degrees of information for complex tasks.

9.      M forms (mechanical drawings):

These illustrations depict the mechanical systems of a building, most notably the HVAC system (which controls heating and air conditioning and is required in most new homes and office buildings).

10.  P Sheets (plumbing engineering drawings):

These indicate the placement of pipelines, water tanks, and plumbing fittings. Vents cut through all the roofs of plumbing systems to enable sewage gases to leave the building safely.

11. E-Sheets (electrical engineering drawings):

These drawings provide extensive information on the electrical layout of a structure.

Conclusion:

Each construction project is different and has its own set of specifications. Construction plans need to include bidding papers, contract documents, construction project agreements, legal terms of the contract, cost estimates, interior design suggestions, informal shop drawings, contract changes, supplemental conditions, and other contract addenda. They are not required to be included in a building permit or construction set by the architect.
